Design Challenge: In downtown Blue Ash, 49Hundred, an upscale urban apartment community, blends a need for luxury multi-family apartment. Hills Properties identified the infill site, prompting collaboration with MSP to design a multi-story complex. The development enhances the cityscape, offering amenities like a heated saltwater pool, fireside patio, and rooftop courtyard.

Design Solution: The 49Hundred project includes multiple site amenities such as a heated saltwater pool with sundeck and poolside cabanas, a fireside patio, courtyard, and strategically placed hidden parking and seating areas. MSP utilized underground detention to maximize development opportunities. Phase 2 introduces a rooftop courtyard with seat walls, extensive landscaping, raised fire pits, grills, and additional seating areas.

Design Outcome: 49Hundred successfully integrates upscale urban living into downtown Blue Ash. The site design fosters pedestrian connectivity to the surrounding district and offers unique amenity areas for residents, enhancing the community’s vibrancy.
