Design Challenge: Hills Properties knew that the City of Blue Ash was lacking in luxury multi-family apartment offerings near downtown Blue Ash. When an infill site was identified in the heart of downtown Blue Ash, the developer needed to find a way to plan the multi-story complex while maintaining the unique character of downtown Blue Ash.
Design Solution: With collaboration from MSP’s civil engineering, surveying and landscape architectural departments, an overall site design was developed with attention to site access, storm water management, landscaping and efficient parking. The project incorporates multiple site amenities including a splendid heated saltwater pool with sundeck and poolside cabanas, a fireside patio, courtyard and strategically placed “hidden” parking, and seating areas throughout the development. Underground detention was utilized to maximize development opportunities.
The Phase 2 building includes a rooftop courtyard with seat walls, extensive landscape, raised fire pits, grill, and additional seating areas.
Design Outcome: 49Hundred is a successful upscale urban apartment community that fits into the existing fabric of the downtown Blue Ash district. The site design allows for pedestrian connectivity to the surrounding established downtown district while including unique amenity areas for its residents.
